Youth sports teams left without jerseys after Long Beach company doesn't deliver

At least half a dozen Southern California youth sports teams are saying "game over" to a Long Beach-based business they claim scammed teams out of thousands of dollars for uniforms they never received.

The Lancaster Eastside Lions have filed a small claims lawsuit - with tentative plans for more legal action in collaboration with other teams - against George Chuck Josephs of C&G Custom Sports Apparel and Corsair, manufacturers of custom team sportswear.

Lions president Robert Lopez said his team was approached in April by Josephs who promised custom-designed jerseys at a great price.

Several deposits and missed deadlines later - the Lions were forced to reschedule their first football game of the season - Lopez was out $7,000 for incomplete jerseys.

"With everyone encouraging people to keep business local, I thought I was doing a good thing by spending the money here in Southern California," said Lopez, who had purchased team jerseys from a company in Pakistan for the last four years.

But Lopez didn't know that trying to save a few dollars would turn into a major hassle that would put the Lions in the red.

After taking the unfinished jerseys to another shop to get logos and names affixed, Lions treasurer Caroline Roth said the team spent more than $16,000.

"We're devastated. We have no idea how we're going to pay for everything during the rest of the season," Roth said, adding that currently there is no

money in the budget for the team's year-end banquet and trophies.

Lopez said the ordeal even had some parents questioning whether he pocketed the $7,000.

"They thought I was in cahoots with this guy," he said. "It really caused stress on me, on my family and on the organization."

Lopez wasn't the only one duped.

Teams in Palmdale, Victorville, Adelanto and others have come forward with similar complaints.

Steve Halpin, outgoing president for the Chino Hills Junior All-American Bulldogs Football and Cheer, said Josephs told him in March that he was going into business with youth leagues to bolster business after weathering the tough economy.

"He came to us and said he could do wonderful stuff," Halpin said of his first meeting with Josephs. "At the time, everything seemed legit."

The Bulldogs ended up losing $27,200 to Josephs for an order of 800 jerseys that was never fulfilled, Halpin said.

What the Bulldogs got instead were 383 plain white jerseys - that have turned a pinkish color after being washed - and 372 black jerseys that were in the wrong size, didn't have numbers and/or had misspelled names.

"I had to camp out to catch him and get my jerseys," Halpin said of his Sept. 21 visit to Josephs' Long Beach business, "and they didn't even come out right."

According to a Better Business Bureau business review, 14 complaints have been filed against Josephs since 2010, including one by the Fullerton College Baseball team. All complaints included teams placing orders with Josephs and not receiving complete orders after paying thousands of dollars in deposits.

The C&G Custom Sports Apparel and Corsair office - anchored in a back alley in an industrial sector of Long Beach - was locked Friday and no one appeared to be at the location.

Diego (405) Freeway. The mailbox at the corner of the alley also didn't list the company name, and the office was bare of any signage or identifying information.

A business owner in the area said several clients had been at the office recently attempting to contact Josephs to have their payments reimbursed, but the shop was closed when they arrived.

Attempts to contact Josephs at the gated apartment complex in Paramount that is listed as his residence were unsuccessful Friday.

The Daily News also made multiple calls to Josephs' Paramount home and Long Beach business numbers but was not able to leave a message. Josephs did not reply to an email for comment.

Team officials who dealt with Josephs said that working with him on jersey designs was great until deposits were made.

"Once he got the money," Lopez said, "he turned into somebody else."

Adelanto Saints president Ke'ron Jones said daily conversations via the phone or email ceased once money was transferred to Josephs, and once-easy inquiries took dogged persistence and multiple visits to Long Beach to get a response.

Then when the team demanded a refund of its $2,000 deposit for the incomplete work, Jones said "it was an excuse, after excuse, after excuse."

"If we were an adult league or a high school, no big deal, because they have several means of funding," Jones said. "But we're dealing with kids age 6 to 14 - so he took out of their pockets. I'm just thankful I have parents that were understanding."

Many teams said they didn't bother to call the police about Josephs, but Roth said she did call the Los Angeles County Sheriff's Lancaster Station to try and file a complaint. Police told her there was little they could do unless there was proof Josephs set out to intentionally defraud the team.

"They're complaining about the business he does, and that's not a criminal matter. Even missing his deadline - regardless of how many times he did that - that's not a criminal matter," said sheriff's Lt. Keith Lieberman.

But Lieberman added, as a parent involved in a youth football program himself, he understands the team officials' frustrations.

"Bottom line is to make sure, just like with any business deal, that you research who you're dealing with before any money is exchanged," he said. "If it sounds too good to be true, it may be just that. There are a lot of shady characters out there, so you need to be diligent."

Lopez said he is reaching out to other Southern California youth sports leagues to possibly file a class-action lawsuit against Josephs.

"I'm not going to let this go," Lopez said. "If it was just done to me, fine. But to my kids? No. I'm not going to let this go."

Blue River Technology Puts Robots to Work in Farmers' Fields

With the world population and food prices rising, a Sunnyvale, California startup has a great idea, combining robotics and agricultural practices. They are using computer technology to recognize and remove weeds from farmers? fields, saving both money and the environment.

While students at Stanford University, Jorge Heraud and Lee Redden came up with the idea in a class and are now making it a reality through Blue River Technology, founded in 2011. According to the website, the necessary qualities are ?robotics, computer vision, machine learning and precision agriculture.?

There are many advantages to their computer automation of agriculture. Let robots eliminate the weeds, instead of spending $25 billion a year on herbicides. Purge the weeds without contaminating the crops or the environment or making people sick.

There are also applications for organic fields, which already avoid harmful chemicals. Instead, many people must pull the weeds, which is uncomfortable, grueling work.

Some plants have become resistant to herbicides, so they are sometimes ineffective, anyway.

To automate the farming work, Blue River Technology incorporates three procedures to identify and eliminate weeds. First, the machine determines if something in its path is a plant; if yes, is it a weed; and finally, if yes, remove it.

As removing herbicides improves farms, virus removal from computers improves the computing experience. Choose a trustworthy computer professional, such as RESCUECOM, when you need virus removal or computer support.

Blue River Technology has already begun testing a prototype attached to a tractor on cooperating farmers? fields. Called the Lettuce-Bot, the prototype weeds and thins lettuce plants.

A camera trained to recognize lettuce analyzes plants growing in a lettuce field. In the next step, either a knife or a focused dose of herbicide can remove non-lettuce plants. Although herbicides are part of the testing, the company plans more environmentally responsible methods for the future.

Jorge Heraud, Blue River Technology CEO, told RESCUECOM, ?The technical feasibility of the Lettuce-Bot technology has been verified, and next steps will focus to strengthen the algorithms at the core of our computer vision system, as well as prepare the product for commercialization. The product will be available in early 2013.?

Blue River Technology recently received a $3.1 million investment from Khosla Ventures. ?The funds will be used primarily to grow the engineering team and accelerate product development,? Heraud noted. ?We?re looking for exceptional talent to join our efforts in pushing the boundaries of computer vision and machine learning.?

Australians suddenly richer after statistician 'finds' $338 billion ...

SYDNEY - Australians are suddenly a whole lot better off after the government statistician "found" A$325 billion ($338 billion) in share assets previously unrecognized.

The Australian Bureau of Statistics on Thursday released its latest report on household assets which included massive upward revisions to estimates for equity holdings. Total financial assets were now put at A$3.1 trillion at the end of March, compared to the originally reported A$2.77 trillion.

The revision is worth roughly A$14,380 for every one of the country's 22.6 million people.

"This issue incorporates new estimates for households holding of unlisted shares and other equity in other private non financial corporations," the statistician drily noted.

The value of such equity is now put at A$383 billion at the end of March, compared to the original A$91 billion.

"The Bureau of Statistics has effectively 'found' A$325 billion in household wealth," said Craig James, chief economist at CommSec.

The poorest countries in the world

Total financial assets also rose further in the second quarter to stand at A$3.11 trillion by the end of June, up A$76 billion on the same period last year.

The upward revisions to wealth also mean households do not look quite as stretched when compared to their debts.

The ABS now estimates the ratio of debt to liquid assets was 129.1 percent in March, well down on the original estimate of 170.1 percent.

There have been long-standing concerns that the high debt levels of Australian households left them vulnerable to an economic shock such as a sharp rise in the, currently low, 5.1 percent unemployment rate.

It?s easy to understand why New York City schools are handing out morning-after pills to teenage girls. Although teenage pregnancy and birth rates are declining nationally, teenage girls still give birth to hundreds of thousands of babies a year. To be precise, they gave birth to 367,678 in 2010 alone, according to the CDC. This map shows the birth rate among girls aged 15 to 19 by state. And it clearly shows that more conservative states have higher rates of teenage births.

In states such as Texas, New Mexico, and Oklahoma, 1 out of 20 teenage girls gives birth every year. Using the most recent Census data on teenage populations, Arkansas has the highest rate, at 56 births per 1,000 teenage girls.

It?s no surprise that red states have higher rates. Many of them, including the seven states with the highest rates, do not require schools to teach contraception. Some states do not require sex education at all. Other states that do have sex education require teachers to stress abstinence and advise children to wait until marriage. Studies have concluded time and time again that abstinence-only curricula are not as effective at reducing teen pregnancies and births.

If you think of high dynamic range imaging, or HDR, you probably think of crazy panoramic?cityscapes or lighthouses where everything pops with impossible clarity ? imagine seeing the whole world that way.?These goggles let you look at everything in real-time 3-D HDR?? and it's more useful than you might think.

The HDRchitecture?project, by researchers at the University of Toronto, was presented earlier this month at the SIGGRAPH imaging convention in Los Angeles.

The most dramatic application the team could think of for showing off the capabilities of their system was welding, where the light from the torch is so bright that it can blind the welder if he doesn't wear a?leaded-glass visor. Unfortunately, this renders the rest of the world, including his immediate surroundings, quite dark. What if you could combine the two images ? the dark one that shows the torch clearly, and the light one that shows everything else?

Think of high dynamic range as wearing night-vision goggles and sunglasses at the same time, with none of the downsides.?You can see?highlights and shadows that would be blown out or too dark to see otherwise.?

To achieve this,?the team's?EyeTap helmet uses a pair of cameras?take?multiple exposures of the same view and combine them in real time, in such a way that no part is too dark and no part is?too light.?

As you can see in the video, that means that the welder can clearly see not only the super-bright torch, but the hot metal it's touching and the rest of the object as well. This could greatly improve not just the quality of the welder's work, but the safety of his workshop.

The video below demonstrates the futuristic-looking helmet in a few situations; there's a good comparison at 1:45, and more everyday situations towards the end.

It's not just for welders. If the technology were developed, a driver would never be blinded by the glare of the sun, and a soldier would never miss a mine hiding in a shadow. The possibilities are really very exciting.

Of course, the device itself will have to be adapted somewhat before you can wear it in the car; it's clearly a bit bulky at the moment. JAM's One Minute Fitness Break Could Set a World Record ...

Obesity rates in America has soared in the last decade. Our country?s health is so alarming that New York City has passed a soda ban and President Obama requires restaurant chains to display their nutrition information on menus. First lady Michelle Obama has even focused her platform on creating ?Let?s Move?, a program to help control childhood obesity.

On September 27 at 10:00 local time, we can all work together to promote a more physically active society. JAM wants everyone across the nation to take a Minute for Fitness break. It is a fun way to break away from a familiar routines and get some physical activity. JAM needs 2 million people across the country to not only get up and move, but join together to break a world record as well!

JAM is a program that recognizes that Americans need more physical activity. JAM delivers that activity and health education to schools and offices while teaching adults and children how to live a healthy lifestyle. Kids and adults participate in a one-minute fitness routine which includes five simple exercises. The first exercise is to Raise the Roof, where participants simply motion their arms above them ten times. The second exercise is called Knees, Waist, Toss Arms and for ten reps participants touch their knees, waist, then toss their arms in the air. Then they Mimic a Sport, which is acting out a sport, like pretending to hit a baseball. In the fourth exercise participants act as if they are hula hooping with an invisible hula hoop. For the last exercise they use their fingers to make a heart and sway from side to side.

If schools do not have the JAM program, they can sign up through JAM?s website. Once a school is signed up, teachers and administrators will get access to newsletters and new exercise routines, then they can teach the new moves to students. Recent studies have linked physical exercise to healthy brain development and a child?s increased chance of succeeding in school.

JAM is a brilliant program that is backed up by leading groups like Let?s Move, American Heart Association, and Alliance for a Healthier Generation. It is a fun way for children and adults to add a little bit of movement to their day. The program teaches adults and children how to make healthier habits. The one minute fitness break is not a workout in itself, it just adds more physical activity to participants? day, and hopefully makes them want to go exercise some more.

Aviation: Finnair Goes Green with Eco Friendly Jet Engines - Typepad

Finland's flag carrier Finnair has selected IAE International Aero Engines AG to supply engines for the airline's five new Airbus A321 extended range aircraft, which will join the Finnish airline's fleet in September 2013.

The IAE V2533-A5 engines will offer Finnair a significant advantage in fuel efficiency over competing air carriers, saving the airline about 300 tons of fuel per year per aircraft, according to Airbus test data, the Finnish airline says.

The engines also operate well within noise limitations set by ICAO and the European Union.

Finnair announced in June 2010 an order for five Airbus aircraft to replace the four Boeing 757s currently in the air Finnish air carrier's fleet.

Quieter, More Comfortable, More Fuel Efficient

The new Airbus 321s will be quieter and more comfortable for passengers as well as about 5% more fuel efficient than its existing airplanes. The move also enables more flexibility and interoperability between European scheduled and leisure flights, driving up aircraft utilization and further reducing per-passenger emissions.

?The IAE engines on these aircraft allow us to enhance the customer experience while also saving on fuel costs and making a substantial dent in our carbon profile,? says Chief Operating Officer Ville Iho.

?They are essential to remaining competitive in the tough market in European narrow-body traffic, both scheduled and leisure.?

NFL seeking to block Vilma's request for evidence

NEW ORLEANS (AP) ? The NFL on Monday asked a federal judge to block Jonathan Vilma's demands for evidence in the league's bounty probe of the Saints, and a magistrate has ordered lawyers in the case to convene in New Orleans on Thursday to discuss the matter.

The league's latest move was to counter Vilma's attempt to initiate discovery in his defamation lawsuit against Roger Goodell, which alleges the commissioner lacked sufficient evidence when he publicly prejudged the Saints linebacker as the ring-leader of New Orleans' pay-for-injury bounty system.

The NFL's motion argues that discovery is premature because another motion to dismiss Vilma's lawsuit is still pending.

The league said Vilma's lawyer, Peter Ginsberg, has this month subpoenaed the NFL, Goodell, NFL investigator Joe Hummel, former Saints defensive coordinator Gregg Williams and former Saints assistant Mike Cerullo.

Ginsberg has demanded documents and sought to schedule depositions, including a deposition of Goodell on Oct. 23.

Goodell initially suspended Vilma for the entire 2012 season after concluding he helped organize a bounty pool that league investigators have said the Saints ran for three seasons from 2009-11.

The suspensions of Vilma and three other players have since been vacated on technical, jurisdictional grounds by an appeal panel operating within the NFL's collective bargaining agreement. That decision has led to the re-instatement of the four players and has forced Goodell to begin the disciplinary process for the players over again.

Goodell last week met with Vilma as well as Saints defensive end Will Smith, who had been suspended four games, and free agent defensive lineman Anthony Hargrove, who had been suspended eight games.

Cleveland linebacker Scott Fujita, who had been suspended three games, had a meeting scheduled last week, but it was postponed.

Goodell has not yet handed down new punishment in the matter, and it is not clear when that will come.

In addition to fighting their previous suspensions through procedures called for by the NFL's labor agreement, the four players have also sued in federal court in New Orleans. Vilma has his own attorneys, while the NFL Players Association has represented the other three. Only Vilma has sued for defamation. The other federal claims, made by all four players, generally state that Goodell violated labor law by failing to act as an impartial arbitrator. They also ask the judge to bar the commissioner from punishing the players in the bounty matter.

U.S. District Judge Ginger Berrigan, who is presiding over the consolidated federal cases, has indicated that she is concerned about whether she has jurisdiction to rule in the matter while the process governed by the NFL's labor agreement is still playing out.

When the appeal panel vacated the four players' suspensions on Sept. 7, Berrigan issued an order saying she would take no action on pending matters "at this time."

It was after that order that Vilma's attorneys began sending out subpoenas demanding documents and depositions related to Vilma's defamation claims. Ginsberg has asked to depose Williams on Oct. 15, Cerullo on Oct. 9 and Hummel on Oct. 16.

Williams and Cerullo have provided the NFL with signed declarations in which they stated that they observed Vilma offering what they believed were $10,000 rewards for knocking then-Arizona quarterback Kurt Warner and then-Minnesota quarterback Brett Favre out of 2009-10 playoff games.

Williams, hired by St. Louis coach Jeff Fisher last winter, is suspended indefinitely from the NFL. Cerullo has not worked in the NFL since being fired by the Saints in 2010. He recently worked for the Connecticut football program, and his recent declaration stated he now is director of football operations at Princeton.

New SARS-like virus detected in Middle East

(AP) ? Global health officials are closely monitoring a new respiratory virus related to SARS that is believed to have killed at least one person in Saudi Arabia and left a Qatari citizen in critical condition in London.

The germ is a coronavirus, from a family of viruses that cause the common cold as well as SARS, the severe acute respiratory syndrome that killed some 800 people, mostly in Asia, in a 2003 epidemic.

In the latest case, British officials alerted the World Health Organization on Saturday of the new virus in a man who transferred from Qatar to be treated in London. He had recently traveled to Saudi Arabia and is now being treated in an intensive care unit after suffering kidney failure.

WHO said virus samples from the patient are almost identical to those of a 60-year-old Saudi national who died earlier this year. The agency isn't currently recommending travel restrictions and said the source of infection remains unknown. Still, the situation has raised concerns ahead of next month's annual Hajj pilgrimage, which brings millions of people to Saudi Arabia from around the world.

Health officials don't know yet whether the virus could spread as rapidly as SARS did or if it might kill as many people. SARS, which first jumped to humans from civet cats in China, hit more than 30 countries worldwide after spreading from Hong Kong.

"It's still (in the) very early days," said Gregory Hartl, a WHO spokesman. "At the moment, we have two sporadic cases and there are still a lot of holes to be filled in."

He added it was unclear how the virus spreads. Coronaviruses are typically spread in the air but Hartl said scientists were considering the possibility that the patients were infected directly by animals. He said there was no evidence yet of any human-to-human transmission.

"All possible avenues of infection are being explored right now," he said.

No other countries have so far reported any similar cases to WHO, he said, and so far there is no connection between the cases except for a history of travel in Saudi Arabia.

Hartl said the first patient may have had an underlying condition but it probably didn't make him more susceptible to catching the virus.

Other experts said it was unclear how dangerous the virus is.

"We don't know if this is going to turn into another SARS or if it will disappear into nothing," said Michael Osterholm, a flu expert at the University of Minnesota. He said it was crucial to determine the ratio of severe to mild cases.

Osterholm said it was worrying that at least one person with the disease had died. "You don't die from the common cold," he said. "This gives us reason to think it might be more like SARS," which killed about 10 percent of the people it infected.

Britain's Health Protection Agency and WHO said in statements that the 49-year-old Qatari national became ill on Sept. 3, having previously traveled to Saudi Arabia. He was transferred from Qatar to Britain on Sept. 11 and is being treated in an intensive care unit at a London hospital for problems including kidney failure. Respiratory viruses aren't usually known to cause serious kidney problems.

In Qatar, Mohammed bin Hamid Al Thani of the Public Health Department said the patient was in Saudi Arabia for Ramadan during the summer and fell ill after returning to Qatar. Doctors could not immediately identify the virus and decided he should be treated in London.

A public health official, Abdullakef al-Khal, said there is no indication that the patient's family or others were infected.

"There is no special alert for now," he said. "We are being vigilant."

David Heymann, chairman of the Health Protection Agency, said the new virus didn't appear that similar to SARS.

"It isn't as lethal as SARS and we don't know too much about its transmissibility yet," he said. "If people are getting infected, they aren't getting serious disease."

Heymann said none of the health workers involved in treating the Qatari patient had fallen ill.

Saudi officials said they were concerned that the upcoming Hajj pilgrimage next month could provide more opportunities for the virus to spread. They advised pilgrims to keep their hands clean and wear masks in crowded places.

The Hajj has previously sparked outbreaks of diseases including the flu, meningitis and polio.

Customs delaying some Japanese imports to China

TOKYO (AP) ? Japanese exporters are keeping a wary eye on China with customs inspections increasing in some Chinese cities as tensions over disputed islands remain elevated.

Yumiko Yoshimura, an official with the Japan External Trade Organization, said Monday that delays in shipments to China have been caused by an increased number of custom inspections in Guangzhou, Shanghai and Tianjin.

Kintetsu World Express, Japan's second-biggest freight-forwarding company, has cautioned its customers about possible delays at Chinese customs, although it hasn't received reports of any specific troubles.

Chinese attacked numerous Japanese-owned stores and factories in China last week after the Japanese government bought several disputed islands in the East China Sea from their Japanese owners.

Chaldean Church Bombed in North Iraq

Kirkuk, Iraq -- At least 150 young people, joined by other faithful, spent today in prayer and fasting to overcome violence, after a bomb exploded in front of the Chaldean cathedral.

On Sunday, September 16 (see photo), a bomb hidden in a bag exploded at 20.45 at the door of the Cathedral of Kirkuk, while Benedict XVI concluded his visit to Lebanon. The Chaldean archbishop, Msgr. Louis Sako, was in Beirut to receive from the pope's hands the apostolic exhortation Ecclesia in Medio Oriente. The Pope's visit to Lebanon coincided with widespread tension in the Islamic world, resulting from an anti-Islam film, deemed blasphemous against Muhammad.

The explosion in front of the Chaldean cathedral caused only material damage. Since September 21 was appointed an International Day of Peace, a group of young people launched day of fasting on Saturday, a holiday in Iraq, asking for peace in the city of Kirkuk and across the country. The day also had moments of prayer. Speaking to young people, the archbishop said the Church in Iraq, is according to the word's of St Paul: "... afflicted, but not crushed" (2 Cor 4:8). And he praised the idea of combining prayer and fasting, according to the teaching of the Gospel, in which Jesus says that some demons "can not be driven out except by prayer and fasting" (cf. Matthew 17:20). The 150 young people, together with other believers ended the day by participating in the Eucharist together.

New turtle tracking technique may aid efforts to save loggerhead

The old adage "you are what you eat" is helping scientists better understand the threatened loggerhead turtle, which is the primary nester on Central Florida's beaches.

A study published today in the journal PLOS ONE describes how scientists at the University of Central Florida used a technique that links chemical signatures of the turtles' diets and their watery environments to their migratory routes. They found the technique just as effective as expensive satellite tracking.

Little is known about the turtles, which spend 99 percent of their time in the water and return to the Archie Carr National Wildlife Refuge's beach to nest once every two to three years. The 13-mile-long beach is home to the second-largest population of loggerheads in the world and to about one of every four nests those turtles lay in the United States.

While other turtles' nests are increasing along the refuge's shores, the loggerheads' have been declining since 2000. The technique validated by the UCF scientists could help managers preserve the turtles' nesting grounds, migration routes and foraging grounds, all of which are critical to their survival.

"We need good information so policy makers can focus the limited conservation funds available where they can make the greatest impact," said Simona Ceriani, the UCF graduate student who led the study. "We all want our children to see these beautiful creatures and not just read about them in a book."

In addition to validating the tracking technique, the study found that the foraging area for the Florida turtles is much broader than previously thought.

"Think of these turtles as Florida tourists and snowbirds," Ceriani said. "They come and nest and then go back to lots of different places. And while we knew some went back north, we had no idea that this was a popular destination."

Based on her tracking, some turtles head for the water off the shores of Virginia and Delaware while others go to the Bahamas and the Gulf of Mexico. Some stay off the coast of Central Florida's beaches. Previously, scientists believed the majority of the loggerheads headed south.

While there are efforts to protect the turtle nests on the beaches, protecting their foraging grounds is equally important, biologists say. Many turtles die because they accidently get caught in fishing nets or encounter other dangers while out at sea.

The technique Ceriani validated should aid those efforts.

She took small blood samples from turtles at the refuge and completed a chemical analysis, which measured distinct markers known as stable isotopes. She also attached transmitters to the turtles so she could follow them using the more expensive but proven satellite tracking technique. The isotope approach proved to be equally useful, and it is much less expensive.

"By combining isotope research with satellite tracking technology, we are learning exciting information about loggerhead sea turtles," said Daniel R. Evans, a research specialist at the Sea Turtle Conservancy and co-author of the research paper. "This research helps scientists and conservation managers identify key feeding areas for loggerhead turtles and helps direct policy and regulations that protect sea turtles in these specific areas."

Ceriani said she will continue to research the migratory routes by adding more loggerheads to the study.

Foreclosure Challenges Migrating to ... - The OC Real Estate Edge

The most recent monthly Foreclosure Market Report from RealtyTrac was released last week. It confirmed what we have been stating for the last several months ? foreclosures are increasing in states with a judicial process (especially in the Northeast) while at the same time are decreasing in non-judicial states. As stated in the report:

?Foreclosure activity in the 24 non-judicial states (such as Arizona, California, Nevada and Georgia) and District of Columbia combined decreased 31 percent annually. Twenty states registered year-over-year increases in foreclosure activity, led by judicial foreclosure states such as New Jersey, New York, Maryland, Illinois and Pennsylvania.?

It seems that the judicial process in many states just delayed the inevitable. People falling behind on their mortgage payments did not eventually catch up during the extensive delays. These states will now be faced with many of the same challenges the non-judicial states (those that DID NOT delay the foreclosure process) have faced over the last few years.

Daren Blomquist, vice president of RealtyTrac, reported:

?Bucking the national trend, deferred foreclosure activity boiled over in several states in August.?

An increase in foreclosures leads to several challenges in a real estate market:

  • Foreclosures create downward pressure on all homes in the region
  • Falling prices increase the percentage of homes in negative equity
  • Troubled sellers in a negative equity must short sale their home in order to sell

Some of these states, such as Florida and Illinois, have learned how to deal with these challenges over the last two years. Other states, such as New York, New Jersey and Pennsylvania, must now learn how to navigate their way through this minefield of challenges. Bloomberg quoted Mark Zandi, chief economist at Moody?s Analytics Inc, on this issue in a recent article:

?Shadow inventory is falling in much of the country ?except for the Northeast. The implication is that house prices will be much weaker in the Northeast in coming years as these distressed properties eventually get sold.?

The good news for states facing the foreclosure issue for the first time is that the overall housing market is much stronger. The increase in demand we are experiencing will eat into the supply of distressed properties about to come to market. The impact on these markets will be nowhere as severe as it was in some of the regions challenged earlier.

Lady Gaga Smokes Weed on Stage, Praises "Wondrous Marijuana" in Amsterdam


At a Tuesday performance in Amsterdam, Lady Gaga took a moment to catch her breath ... and by catch her breath we mean inhale some serious marijuana smoke.

As she sat at the edge of the stage, a box of cigarettes caught her eye that she was unimpressed by, but a plastic bag containing marijuana and a lighter? Sweeeeet.

"Holland, is it real?" Gaga asked before smelling it and confirming that it was in fact marijuana. Then she lit up the joint and took a few hits. Check it out (2:00):

Gaga said that amount was "not enough" to get her high. She did note that she's a big fan of "wondrous marijuana." In fact, you can thank it for her material!

"I want you to know it has totally changed my life," she said. "I've really cut down on drinking. It has been a totally spiritual experience for me with my music."

We can see that. No way she wasn't stoned when she conceptualized the "Born This Way" video. Wonder how her quasi-rival Madonna would feel about this ...
